Four routes into one accountable team.

Owners, brokers, architects and property managers bring Miami Systems into commercial interior work in different ways. Here is what each working relationship looks like — and what to send to start a conversation.

Every interior project assembles the same cast: whoever owns the asset, whoever represents it, whoever designs it and whoever keeps it running afterwards. Miami Systems works with all four — from first walkthrough through turnover — using the published process: Plan, Coordinate, Build, Deliver, with pricing built from real takeoffs and open scopes — not optimistic allowances.

Pick the route that matches how you come to the work. Each one ends in the same place: a conversation with real drawings, real dates and real constraints.

Partner routes

Find the one that fits how you work.

No referral schemes and no partner programme to join — just a clear description of how each collaboration runs and what we need from you to price it honestly.

01

Asset owners

Who you are

You own office, industrial, medical or retail property in South Florida and you are investing in what is inside it — a capital renovation between tenants, a repositioning, a common-area upgrade, or a single-tenant building about to become a multi-suite one.

What we do together

  • Building renovations planned around vacancy windows and lease milestones, not the other way around
  • Early budgeting and scope-to-budget alignment before the capital request is approved
  • Value engineering that tests materials, methods and sequencing against the design intent
  • Construction management with open trade procurement and budget tracking
  • Code and accessibility upgrades handled as a planned permit scope

What to send to start

  • Property address and the floors or suites in play
  • The drawings you have — as-built, landlord set or permit set
  • The vacancy window or target completion date driving the work
  • Budget context: the approved capital range or the allowance structure

02

Brokers

Who you are

You represent a tenant finding space or a landlord leasing it, and you need a contractor's read on a suite before your client signs — or a credible plan for the tenant improvement allowance on the table.

What we do together

  • Walkthroughs that turn a plan set into a scope you can price and repeat for your client
  • Early budgeting that aligns allowance against ambition while the deal is still moving
  • Delivery-method guidance — design-build or construction management — matched to how complete the drawings are
  • Scheduling logic against occupancy or rent-start dates, including the permitting phase
  • Renovation scope for landlords: lobbies, corridors, restrooms and multi-suite conversions

What to send to start

  • Suite address, approximate size and the current condition of the space
  • Target occupancy or rent-start date
  • Deal status — LOI, lease signed, or still in diligence
  • Any drawings or marketing plan sets you are working from

Architects & designers

Who you are

You are designing a commercial interior and you need a builder who reads drawings properly, prices from real takeoffs and protects the intent of the detail instead of value-engineering it out of existence.

What we do together

  • Constructability review during design development, while changes are still cheap to make
  • Transparent pricing built from drawings and open scopes — not optimistic allowances
  • Value engineering as a discipline: alternatives reviewed against design intent, never around it
  • Permitting managed alongside design development, including the private-provider review path
  • Field execution to the finish standard the drawings describe — millwork, lighting, specialty finishes

What to send to start

  • The current drawing set — schematic, design development or permit-ready
  • Finish standards and any specification documents that exist
  • The client's schedule expectations and decision structure
  • Project location and the jurisdiction it permits through

04

Facilities & property managers

Who you are

You run occupied buildings. Work has to happen without disturbing the tenants paying rent in them — around business hours, building rules, freight schedules and every restriction in the management plan.

What we do together

  • Occupied-building phasing: area sequencing, dust barriers, negative air during demolition
  • After-hours and access-window scheduling that fits the building's own rules
  • Restroom, corridor, lobby and common-area upgrades phased between tenant hours
  • Accessibility improvements carried out against ADA scope in live buildings
  • Portfolio consistency — standardised finish packages applied suite by suite

What to send to start

  • Building rules: work hours, freight and loading access, insurance requirements
  • The priority list — suites, floors and common areas, in order
  • Access windows and any tenant restrictions that shape them
  • Target dates, including the ones set by leases rather than by you

Every route

What we need from you.

Whichever door you come through, the same seven items turn an introductory call into a number you can plan around. Incomplete inputs are the most common reason a budget conversation has to happen twice.

  1. The address — building, floor and suite as precisely as you have it
  2. Drawings of any kind: as-built, landlord plan, design set or permit set
  3. Approximate size — square footage or suite count, even rough
  4. The date the space must be usable, and what sets that date
  5. Budget context — an approved range, a tenant improvement allowance, or both
  6. Building rules: work hours, freight access, insurance and access requirements
  7. Who approves changes on your side, and how quickly decisions can move

Address, drawings, size and dates. That is enough for a first, useful conversation — call the office directly or start an inquiry.
